A fixed sum every month

We agree on an amount, and it arrives whether the home is let or stands empty. The risk of vacancy moves from you to us.

One party to deal with

The tenant calls us. You hear from us when there is something you need to know, and not otherwise.

We do the maintenance

We have a certified plumber and a certified carpenter in the company. Most small jobs we do ourselves, without waiting for a tradesman.

Everything documented

A handover record with photos, and receipts for work done. That is what decides the deposit settlement later.

How it works

From the first visit to move-in

Three steps, and you are only needed for the first.

  1. The visit

    We come by, look at the home, and give you a concrete figure for what it can bring. It is free, and nothing is binding.

  2. The agreement

    If you say yes, we write an agreement with a fixed sum and an agreed length. It is signed electronically, and you get it by e-mail.

  3. Move-in

    We find the tenant, hold the handover with a record and photos, and pay the first sum on the agreed date.

What does it cost?

Nothing for you. We rent the home from you at an agreed fixed sum and earn the difference to what the tenant pays. No commission, no monthly fee.

What happens if the home stands empty?

You receive the agreed sum anyway. That is the whole difference between a management agreement and a subletting agreement: with management, you carry the vacancy yourself.

Who pays for repairs?

Day-to-day maintenance and minor damage is ours. Larger work that follows from ownership, such as a new roof or bathroom, stays with you. It is written into the agreement, so it never becomes a discussion.

How long is an agreement?

We agree on the length with you. Most owners choose three years, which gives predictability both ways and matches how tenancies in Norway are normally set up.

I live abroad. Does that matter?

No. We sign electronically, the sum is paid to any bank account, and you get the handover record and receipts by e-mail.

Can you manage the home without subletting it?

Yes. If you prefer to keep the tenancy in your own name and only outsource the work, we do that instead. Then you pay a management fee and carry the vacancy yourself.
